Phase 2 Planning Application Submitted
The planning application for the development of phase two of Shrewsbury business park was submitted before Christmas and can be viewed in full on the Shropshire Council website; alternatively you can download the Master Plan PDF here.
The application seeks outline planning permission for 15,000 square metres of office floor space and 929 square metres of ancillary use floor space. At this stage the application seeks approval for details of access with all other matters reserved for future consideration.
The park sits on the boundary between the town and the countryside, it has therefore been imperative that that landscaping and the spaces between buildings are carefully considered to reflect the parks semi-rural location. The positioning of buildings in small clusters will allow for green spaces to be created between plots mirroring the landscaping principles of the completed Phase one scheme.
The site offers designated secure cycle storage and walkways are provided throughout the scheme to link the development with the surrounding streets and bus stop on Wenlock Road. To assist with this the footpath to the east of Wenlock Road and adjacent to the development has been continued to link with the Weeping Cross roundabout. A new cycle route is also proposed from weeping cross, along Wenlock Road and into the park, this links the existing cycle paths to the development.
The phase 2 development site is bordered on 3 sides by roads and a residential area to the north, therefore the proposal shows the lower two storey buildings adjacent to the residential area to protect views from the properties north of the development, and the potential three storey buildings towards thieves lane.
